Special Needs Rental Housing

 SPECIAL NEEDS RENTAL PROGRAM
 
Beginning in 1992 with a HOME/CHDO grant from the Kansas Department of Commerce and Housing, the IHS Rental Program develops affordable rental housing for many households unable to lease on the open market.  With nearly 18 years of experience, IHS currently has 119 rental units in Hutchinson, Anthony, Buhler, Nickerson, and Arlington, with 9 duplexes under development in Dodge City.  IHS rental units are available for those needing special housing assistance with priority given to the elderly, household members with disabilities, and low-income families.
 

Constructed by the Southeast Kansas Education Service Center (Greenbush) utilizing inmates from the Hutchinson Correctional Facility.  This home in Nickerson is a prime example of the innovative development of IHS.

 
In the beginning, one of the greatest needs realized with the rental program was the creation of affordable, fully accessible homes for household members with disabilities.  Nearly 60% of all program participants have a disability; having access to this program is vital for their integration in our community as most often their only recourse would be an institution.
 
As each of our units exceed the Section 8 and Housing Quality Standards established by HUD and the State of Kansas, many of our clients find IHS through other agencies such as the Hutchinson Housing Authority.  While providing a safe and affordable dwelling is important, most of our units offer amenities not available in comparable-priced units on the open market.  IHS is dedicated to providing units that our residents will appreciate for years to come.

On average, our rental units are priced
between $300-$500 for 1-3 bedrooms.
 
To qualify for assistance you must meet the following income guidelines:

Rents are an established amount below fair market value but not based on a individual’s income. 

Rental assistance may be available through the Hutchinson Housing Authorities.
